Every year, groups like the California Association of Realtors publish an annual housing market forecast, projecting where prices, inventory, and interest rates are headed statewide. These reports are useful, but the numbers rarely translate directly to a market as tight as the South Bay. Here is how we read these forecasts and what actually moves the needle in Hermosa Beach, Manhattan Beach, and Redondo Beach.

WHAT A STATEWIDE FORECAST ACTUALLY TELLS YOU

Statewide forecasts are built from aggregate data across hundreds of cities and price points, blending fast-growing inland markets with tight coastal ones. A projected shift in existing home sales or average interest rates matters, but it says little about a specific, supply-constrained pocket like the South Bay, where the number of homes on the market in any given month can be counted on two hands.

WHY INVENTORY MATTERS MORE THAN THE HEADLINE NUMBER

In a market with normal inventory, growing supply typically slows price growth as buyers get real choices in front of them. Hermosa Beach, Manhattan Beach, and Redondo Beach almost never see normal inventory. Land is finite, most of the housing stock is already built out, and new construction is limited by lot size and permitting rather than demand.
