Why design-build, and why Levine Homes

Most custom home projects involve at least three separate parties: a real estate agent to find the lot, an architect to design the home, and a contractor to build it. Each one has their own priorities and their own blind spots about what the others are doing.

We collapse that. Mike Levine holds both a CSLB general contractor license (B-985034) and a DRE real estate broker license (01928630). That means the person evaluating whether a lot can support your dream home is the same person who will build it. Zoning limits, FAR calculations, and structural cost don't get discovered after you've already bought the property. They're part of the conversation from day one.

Our process

Site evaluation and acquisition. We assess lots for buildability before you buy, factoring in FAR limits, setback requirements, and site-specific challenges like walk-street access or grade changes.

Design and planning. We work through layout, materials, and structural approach with your goals and your budget both on the table from the start.

Permitting. We manage the submission and approval process with the city, including coastal zone requirements where they apply.

Construction. Full-scope building from foundation through finish work, with direct oversight the entire way.

Completion and beyond. If you ever decide to sell, the same team that built your home can list it, backed by real transaction data on what South Bay buyers actually pay for.

Built for the South Bay

Coastal construction here comes with conditions that don't show up in a generic build process. Walk-street lots require different access planning and material staging. Salt air accelerates wear on the wrong building envelope choices. Subterranean garages, common on tight Sand Section lots, need engineering most contractors outside this market rarely touch. We've built for these conditions specifically, not adapted a standard process to fit them.

Levine Homes was founded in 2013 by Mike Levine, a Hermosa Beach resident who grew up in Manhattan Beach. We are a licensed general contractor and real estate broker.

Every project we take on is managed personally, with full accountability from first meeting to final walkthrough. Part of our revenue supports the construction of bomb shelters for families in Israel, because building should serve people, not just property values.
