Building a Home That Holds Up to Salt Air in the South Bay

Every home within a mile or two of the water in Hermosa Beach, Manhattan Beach, and Redondo Beach is exposed to salt air whether the owner thinks about it or not. Most of the damage it causes shows up years after a home is built, when it's expensive to fix instead of cheap to prevent. The building envelope, meaning everything separating the inside of your home from the outside, is where salt air does the most damage if it isn't planned for correctly.

What salt air actually does to a building envelope

Salt in coastal air is corrosive to metal and accelerates the breakdown of certain sealants and finishes. Fasteners, flashing, railings, and any exposed structural metal are the first things affected. Once corrosion starts in a fastener or a piece of flashing behind a wall assembly, it's invisible until it's already caused water intrusion or structural damage.

Coastal humidity also plays a role. Homes closer to the water deal with more moisture cycling through wall assemblies, which affects how materials expand, contract, and eventually fail if they weren't chosen for that exposure.

Fasteners and metal components

This is the detail most commonly done wrong on the South Bay coast. Standard galvanized fasteners are fine inland but corrode faster than most homeowners expect within a mile of the ocean. We spec stainless steel or coated fasteners rated for coastal exposure on anything structural, and especially anything in a wall assembly that isn't easily accessible after the home is closed up.

The same applies to flashing, railings, and any exterior hardware. It costs more upfront. It costs far more to open up a finished wall in eight years because a standard fastener failed.

Window and door selection

Windows and doors facing direct ocean exposure need coastal-rated hardware and finishes, not just a coastal-rated frame. A window can have an excellent frame and still fail early if the hinges, locks, or tracks weren't spec'd for salt exposure. This is a detail that's easy to miss when a homeowner is choosing windows primarily on looks or energy performance, since coastal hardware ratings aren't always the headline feature in a showroom.

Exterior finishes and siding

Stucco, siding, and exterior paint systems all perform differently under salt exposure. Some materials that look identical to an untrained eye have very different long-term coastal performance. We choose exterior finish systems based on how they've actually performed on homes within a similar distance from the water, not just manufacturer specs written for a general market.

Why this matters more the closer you are to the water

Salt air exposure isn't uniform. A home three blocks from the sand deals with meaningfully more exposure than one ten blocks back. Part of our design process is assessing exactly how close a lot is to direct ocean exposure and adjusting material specs accordingly, rather than applying a single coastal standard to every project regardless of distance.

Building it right the first time

The pattern we see most often with homes that weren't built for coastal exposure is early failure in the details nobody thinks about until they fail: a corroded fastener behind a wall, a window hinge that seized up years early, a railing that started rusting from the inside. None of these are expensive to prevent during construction. All of them are expensive to fix once the home is finished and occupied.
